A primary suite and a guest bath are different problems. Our bathroom remodeling work splits mostly between tub-to-shower conversions, full primary-suite rebuilds, and dated guest baths carrying original builder tile. The detail homeowners underestimate is waterproofing. The metro’s hard water and dry-to-humid seasonal swings punish cheap membranes and thin grout, so we run sheet or liquid waterproofing behind tile and slope every shower pan to spec. Vanity height, ventilation, and lighting get set during design, not after the tile is picked.
Pricing moves with scope, but homeowners deserve real ranges instead of silence. Highlands Ranch is unincorporated, so permit review runs through the Douglas County Building Division, and additions or exterior work add a Highlands Ranch Community Association review on top, which we fold in up front.
